Navarre
Navarre is the anchor of South Santa Rosa County — a fast-growing community strung along Highway 98 between Gulf Breeze to the west and the Okaloosa County line to the east, with Santa Rosa Sound on its southern edge. The mainland’s neighborhoods run the full range: older streets shaded by mature southern live oaks, newer subdivisions where the trees are still young, and larger rural lots up in North Navarre where pines and hardwoods dominate.

Navarre Beach
Navarre Beach sits on Santa Rosa Island, the barrier island separated from the mainland by Santa Rosa Sound and reached by the Navarre Beach Bridge. It’s home to the Navarre Beach Fishing Pier — the longest in Florida — and borders the Gulf Islands National Seashore. Properties here face a brutal environment: full Gulf exposure on the south, Sound exposure on the north, and salt-laden air and wind on every tree year-round. Island trees take a beating that mainland lots simply don’t.
Hurricane Sally hit hard here in September 2020, dropping more than 30 inches of rain and stripping an estimated 100 million cubic yards of sand off the beach. Holley & Holley by the Sea
Holley is the northern section of Navarre, north across the East Bay River, and it’s home to Holley by the Sea — a subdivision of roughly 5,000 home sites spread across more than six square miles, with one of the largest homeowners associations in Florida. Beyond the neighborhood’s amenity center, the area is a mix of well-treed residential lots and larger, more rural parcels, with some spectacular bayfront properties along the East Bay.
That combination — big lots, mature trees, and an active HOA — makes Holley a steady market for tree work. It also means HOA approval often comes into play before a removal, so it’s worth checking your covenants first. Midway
Midway sits west of Navarre along Highway 98, on the Fairpoint Peninsula between Santa Rosa Sound and East Bay. It’s a mix of established residential neighborhoods and newer development, with a good stock of live oaks, sand pines, and slash pines across its lots. Because the peninsula is narrow and flanked by water on both sides, Midway properties get consistent breezes off the Sound and East Bay — and direct storm exposure when a system tracks across the area.

Gulf Breeze
Gulf Breeze anchors the western end of the Fairpoint Peninsula, between Pensacola Bay and Santa Rosa Sound. It’s one of the most desirable communities in the region, with well-established neighborhoods, high-quality properties, and a strong local ethic around maintaining the tree canopy and curb appeal.
Live oaks dominate here — Gulf Breeze has some of the finest residential live oak canopy in the area. The peninsula geography also means steady bay breezes and direct storm exposure when systems push across the water. Pre-storm-season maintenance is particularly valuable in Gulf Breeze, where big live oaks near homes are the primary storm-damage risk.
